Ōhau Lodge and Ōhau Snow Fields, one of New Zealand’s most idyllic boutique ski locations, has been listed for sale by local family owners after 33 years of ownership.
The property comprises two operations, Lake Ōhau Lodge, a 72-room lodge that sits on a 10.1ha lakeside location and Ōhau Snow Fields, a 145.2ha private ski field with access to over 250ha of skiable terrain.
Lake Ōhau is in the Mackenzie Country, a region famous for New Zealand’s highest mountains, longest glaciers and vivid turquoise lakes.
Ōhau Snow Fields is recognised for its wild setting and world-class powder skiing, it also plays host to several northern hemisphere nation ski teams through their summer months, including the US and Norway teams.
CBRE Hotels’ Director Tom Gibson and CBRE Christchurch Managing Director Tim Rookes are managing the sale via an International Expressions of Interest campaign, closing September 7, 2023.
“This is a generational opportunity to acquire a profitable going-concern asset in one of the most incredible parts of the world, with a significant opportunity to enhance and reposition the operation into one of the world's leading luxury lodges,” Mr Gibson said.
New Zealand features some of the world’s best, award-winning, luxury lodges such as Matakauri Lodge in Queenstown, Minaret Station in Wanaka and Huka Lodge in Taupō, with accommodation selling for up to $16,000 a night.
“The luxury lodge investment sector is one of the most sought-after hotel asset classes, presenting lucrative returns with its high-yielding guest clientele, and significant barriers-to-entry.”
“The potential to renovate the existing 72-room lodge or develop a new luxury accommodation offering opens up endless possibilities for creating an unforgettable experience for guests, surrounded by the picturesque beauty of the Southern Alps.”
Mr Rookes added, “Over the years, the lodge has become an integral part of the South Island regional tourism landscape, strongly supported by the key attractions of the Ōhau Snow Fields and the world-famous Alps 2 Ocean bike trail. Located within Aoraki Mackenzie International Dark Sky Reserve, the world's largest dark sky reserve, the property is surrounded by other outdoor experiences such as Aoraki Mount Cook, Tasmin Glacier, trout fishing, boating and stargazing.”
“The synergy between these exceptional offerings has elevated Lake Ōhau Lodge into a sought-after destination, drawing adventure seekers from all corners of the globe.”
