HVS Brokerage & Advisory announced the sale of the 104-key Hampton Inn Warrenton, located at 501 Blackwell Road, Warrenton, Virginia 20186. The property, built in 2008, was purchased by Guests, Inc., based in Strasburg, Virginia, from Highlands of Warrenton LLC, based in Warrenton, Virginia.
J.F. (Jay) Swart, III, Co-Managing Member of Highlands of Warrenton LLC, commented, “Our partnership group wanted to divest our only hotel asset and had an existing offer from a local group. Upon selecting HVS to list the property, the same buyer responded with a preemptive offer that was over 15% higher than their original offer. With the help of HVS, we closed this deal at a higher sale price in advance of going to market. We appreciate their transparent and thorough transaction process.”
The property benefits from its proximity to Washington, D.C., which has a worldwide reputation as a cosmopolitan city rich in museums, monuments, and culture. Its collection of corporate, government, and educational institutions supports an economy that is resilient to major downturns on a national level. The property is considered a premier lodging product for those visiting Warrenton and is currently ranked #1 of six hotels in the city, per TripAdvisor.
